This condominium association was concerned about the appearance and safety of the aging balcony's and wood stairs on the exterior of all 192 residential units.  Being budget conscious, the wanted to avoid inflated or unrealistic repair estimates from contractors.  Armed with the knowledge and facts of an unbiased inspection, they where able to determine exactly what repairs where needed. With this knowledge, they where able make fair recommendations to the owners who could also use the report findings as an accurate work list to provide to contractors.

Scope of inspection - This condominium inspection is a partial inspection and is limited to the exterior appurtances, specifically the stairs, balcony's and landings.  Final Analysis Home Inspections makes no representation as to the condition of any other areas.

Remedies - Final analysis Home Inspections does not provide contracting services, repairs, or instructions on how to fix problems. It is recommended that licensed, qualified contractors be consulted for further evaluation repairs.

Depth of inspection - Though there are questionable areas regarding the original architecture and structural design of these porch and balcony structures, it is beyond the scope and purpose of this inspection to evaluate design deficiencies. This inspection is limited to only those defects, wear, deterioration and safety concerns that are within the confines of the original, pre-existing designs.

At a minimum, the balcony should be re-leveled and the existing bolts tightened and additional bolts added where needed.

Preferably it is recommend that further evaluation be completed by a structural engineer or contractor who can determine if and how modifications to attachments or additional reinforcements may be needed and installed to ensure safe and sound structural design.

Warped, Lifting cap rail's - Both 1x4 cap rails on balcony's are warped and lifting. (Pictures 2 and 3) Repair or replace as needed using the correct fasteners. Note: other balcony's are using 2x4's which are less likely to warp.

(1) Balcony is sagged - balcony is noticeably un-level and is pitched downwards towards the outer edge.(Picture 2) The balcony framing and attachments do not appear to be sufficiently designed to bear the weight of the balcony and may fail with additional weight loads which is a safety concern.
